Terms & Conditions

1. GENERAL WORK AND INSTALLATIONS

a) All maintenance, repair, and installation work will comply with applicable Building Regulations and industry standards in force at the time of the works.

b) Where work extends or modifies existing systems (electrical, plumbing, or structural), costs quoted assume that the existing installation is in adequate condition and compliant with current regulations. Any additional work required to bring existing systems up to standard will be charged separately.

c) Unless stated otherwise, all cables, pipes, and fixings will be concealed where reasonably practicable. Where this is not possible, they will be neatly surface-mounted using suitable containment (trunking, conduit, or similar).

d) Where carpet, flooring, or coverings require lifting to allow concealed work, we will take all reasonable care to refit them to an acceptable standard. However, full reinstatement to original condition may require a specialist fitter at your cost.

e) Where agreed in advance and for an additional charge, wall chases or surface openings will be filled to 2mm below plaster finish depth. Final plastering, decoration, or aesthetic finishing is excluded unless specifically included in the quotation.

f) All efforts will be made to maintain a clean and tidy work environment using dust sheets and vacuum equipment. However, some dust and disruption are inevitable.

g) The quotation or contract outlines the estimated duration of the works.

h) While work is being carried out, the client must provide access to basic utilities (such as water and power) free of charge.

i) For large-scale refurbishment or full property upgrades, the property may need to be vacated. 1maintenance does not accept responsibility for any items or furniture left in the property during this time.

2. EXCLUSIONS

a) Clearing or moving furniture and household items that block access to work areas is not included unless otherwise stated. If you require assistance, please book this service separately.

b) Redecoration, finishing, and cosmetic making good are not included unless specifically detailed in your quote.

c) Removal and disposal of waste, rubble, fittings, packaging, and materials are not included unless stated. This can be provided at additional cost upon request.

3. EXTRAS AND VARIATIONS

a) Any additional work or variation to the agreed scope must be approved in writing before commencement.

b) Verbal agreements are not binding unless confirmed in writing by both parties.

4. PRICING AND ACCESS

a) Quoted prices assume continuous, unhindered access to the site during agreed working hours.

b) If access is delayed or restricted, additional charges may apply for lost time or rescheduling.

c) Extra works not included in the original quotation will be charged at the agreed hourly rate plus materials.

d) All quoted figures for materials are subject to VAT at the prevailing rate.

e) Quotations are valid for 30 days from the date of issue.

f) To cancel or rearrange a booking, please notify us at least 72 hours in advance (preferably by telephone). Cancellations without sufficient notice may incur a fee.

5. RISK AND OWNERSHIP OF GOODS

a) The risk in all goods supplied passes to the client upon delivery or installation.

b) All goods remain the property of 1maintenance until payment is received in full.

c) The client must ensure that the property is adequately insured for the duration of the works.

6. WARRANTY

a) 1maintenance warrants all workmanship to be free from defects for 12 months from the date of invoice.

b) This warranty excludes:

Goods or materials not supplied by 1maintenance.

Physical damage or misuse after installation.

Any work altered or interfered with by third parties.

c) Manufacturer warranties for supplied materials or equipment will be passed on to the client where applicable.

7. PAYMENT TERMS

a) Payment in full is required upon completion of the specified works unless otherwise agreed in writing.

b) The maximum standard credit limit is £500 per customer. For work exceeding this amount, a deposit (default 30%) is required upon booking confirmation.

c) For projects completed in stages (e.g., first and second fix or multi-phase upgrades), part payments are due as agreed in the quotation.

d) Certificates, warranties, or documentation may be withheld until full payment is received.

e) Late payments will incur interest at 8% APR plus any debt collection costs, legal fees, or administrative charges.

f) 1maintenance reserves the right to pause or postpone work if payment terms are not met or deposits have not cleared.

8. DISPUTE RESOLUTION

a) In the event of a dispute, mediation will be the preferred method of resolution.

b) The full contract amount must be paid within 5 working days of completion, regardless of unresolved disputes, unless otherwise agreed.

c) Where subcontractors are used, 1maintenance selects them in good faith. However, issues arising from their specific work should be resolved directly with the subcontractor.

d) Any remedial work will be carried out by 1maintenance or approved representatives. We do not reimburse costs for third-party remedial works unless authorised in writing.

9. PHOTOGRAPHS AND MEDIA

a) 1maintenance reserves the right to take photographs or videos of completed projects for records and portfolio use unless the client requests otherwise in writing before work begins.

b) No personal data or identifying details (such as addresses, client names, or faces) will be included in any public use of project images.
